Schools out for summer... and it's gonna be HUGE!!
As we get closer to America’s 250th Birthday. I want to make sure you do not forget some other important days in history. On June 14th,1775 was the creation of Our United States Army, 251 years ago and on this same day 2 years later, (1777) Our Flag.
Other things that are happening in the Real Estate market… Interest rates for buying have gone up again hanging around 6.5%. With Gas and Groceries going up…what this means to you is that right now Pricing Matters when selling a home. Yes, homes are selling.
For Buyers, you are getting to see some more inventory and may get some seller concessions. The most common on that I am seeing is getting a rate buy down. Sometimes, can be good for a buyer but sometimes, it is not.
Finally, you can put away the snow shovels. It is Now JUNE, Happy Fathers Day, June 21.
Tacos, Tequila, and Crabby Tax Night
Tacos & Tequila was an absolute hit! Such a great time connecting with everyone who came out. Keep an eye on our Instagram… there are definitely some photos you don’t want to miss (and a few that might just make you hungry).
Huge thank you to everyone who’s been part of an incredible month. From Kiwanis Crabby Tax Night, where we raised meaningful support for kids in Teller County, to a trip out to Nebraska to see another Kiwanis club take one of our ideas and run with it (and honestly… level it up), it’s been a reminder of how powerful community really is. I also got the chance to make the long drive out to Utah to watch Sasha play volleyball... worth every mile.
As we step into May, it’s often seen as one of the strongest months for buying and selling, but it’s also one of the busiest. Between graduations (high school and Air Force Academy), wedding season kicking off, Mother’s Day, Memorial Day, and school wrapping up, life is full. That means homes can sometimes get a little less attention than expected simply because everyone is pulled in so many directions.
If you’re thinking about making a move, strategy matters more than ever right now, and timing it around real life, not just the calendar, can make all the difference.
Spring in the Rockies is here… can you feel it?
Of course, if you live here, you know what that really means, keep your snow shovel and ATV plow handy. We’ll likely still see some snow, but the good news is it won’t stick around for long.
March was a great month. I had the opportunity to spend some time in Florida with my two oldest daughters and my granddaughter. One of my favorite moments was watching her light up while meeting the characters, especially Edna Mode from The Incredibles.
As a team, we had the privilege of helping 11 families buy or sell their homes, and we’re so grateful for the trust our clients place in us.
What we’re seeing right now: Buyers are being very selective.
For sellers, that means homes need to be clean, decluttered, and show-ready to stand out.
On the positive side, interest rates have dropped below 6%, with the potential to dip a bit further. At the same time, rising gas prices may continue to impact overall costs and buyer behavior.

It's Madness I Tell You, Madness!
This is one of my favorite months. Men's and Women's NCAA March Madness, Spring Break, My wife’s Birthday, double nickel, and then there is BASEBALL, the only time the Rockies will be in contention. More importantly, we are only 2 months away from the NFL Schedule being sent out. Go BRONCOS. Yes, we will see more snow, but the days are getting longer and warmer. The last month has been extremely exciting. We add Amber Koran, a licensed Agent, and Rachael Hammond (she does not have a cool title at the moment, but she is here to help the Rest of the Team). I would also like to let you know that we have been working on some new marketing ideas and executing them.

As far as the Market… well, let me tell you things are starting to move. Interest Rates are hanging right at 6.0%. Last year they were closer to 7.0%. VA Loans and FHA are a bit lower, depending on credit. Now is the time to call us and evaluate what the market holds for you. Let's Make a Plan!

I Love Them Broncos.
Some things that have happened in January. I got to take Danielle and Caitlin to San Diego to listen to Tom Ferry, he is a Real Estate Coach, and some TOP Agents in the World. One of the things I think that you should know is that the Prediction on Interest Rates from Multiple Sources thought the lowest interest rates for purchasing a home would be maybe 5.5, and likely to stay in the 5.75 to 6.
Another thought was that we will see more homes on the market and possibly a growth of .5 to 2% on home values, from the Rocky Mountains to California. The area that people are moving to are the East Coast, like the Carolinas, and they are starting to see multiple offers.
On the family side, Sam is doing well at Western, in Gunnison, Sasha is becoming a great cook, she made a Shrimp Dish that is amazing. Sydney and her family are on the move to Tennessee, could not be more proud of you. Savannah, is WORKING in Disney World, have an adventure.
