Moving Day

Being a Realtor and helping people find either their first home or dream home is really a great joy.  I have systems that make buying a home easier for them.  I personally bought a home back in November of 2009.  The Systems were in place and it was a smooth process to buy the home.  Now that my family and I have finished working on our new home, we are getting ready to move in to our new home.  I forgot how hard it is to pack. 

I am a keeper of Treasures, my wife calls it trash.  So cleaning out old files, magazines... okay trash is not so fun. 

The biggest pain is coordinating the hooking up of Telephone and Internet and Direct TV.  Which in the bigger picture it really should not matter that they could be there between Monday and Friday from 8 am to 5 pm.  I have to unpack anyways. 

Then the worst part is I am sure that my wife will be going through all my treasures trying to throw away all of those precious moments and treasures. (TRASH).

The Rush could be on!!!

Within the last 7 to 10 days showing activity, the amount of times a home is showed to a Buyer, has increase greatly.  The rush to buy before interest rates increase is starting to push to Buyers buy.  What I predict is that you will start to see more multiple offers.  That is when 2 different buyers make offers to the same Seller.  I recommend you get your offers in now. 

Happy Valentines Day

I hope all you have a very good Valentines Day.  The best part about Valentines Day when you have 4 kids is that you and your wife are too tired to go shopping for gifts for each other.  I know, that is not very romantic, but it is much cheaper.

Come April 1, 2010. The joke will be on us...

Come March 31st, The Fed is going to stop buying Mortgage Back Securities. 

The Results predicted by many is that interest rates will jump to 6.0 maybe up to 6.5 percent.  That may not seem like a lot but that could mean that your mortgage will go up about $120 to $180 per month if you have not locked in a rate or if you are thinking of buying a home after March.

I believe that this will happen to...except can the Fed afford to do this?  (That question is for another Blog)

If 10% of the people are unemployed and interest rates go up, then how many people will be able to Buy a home.  This in turn could lead to more foreclosures and a greater decrease in home values.

3 inches of Snow

What a great day.  This morning there was maybe 2 inches of snow in Woodland Park, Colorado.  The roads were a bit slick, but there were not that bad.  As the day progressed the sun came out and melted most of the roads.  This afternoon another light blanket of snow is coming to tuck us in for the night.  Tomorrow the sun will be out and it will be bright.  I am so happy to live in Woodland Park, Colorado.

Why do they call it a Sleep Over if no one Sleeps

Savannah, my daughter, had her first Sleep Over.  The biggest question I have is why is it called a Sleep Over if no one sleeps.  Actually it went very well.  I guess the hardest part is trying to get 3 little girls to stop talking and just be quiet.  I think it was about 11:30 p.m. before it became quiet.  The funniest part I think is that they all got up at the same time.  I am hoping that the Rewards of a Sleep Over is Nap-time.  please, please.

Wake Up America, Walking away from your home is not going to help!

Recently there have been many articles about Homeowners should just walk away from their home and not make another payment.  The idiots that are saying this must have a hidden agenda.  

Let's play this slippery slope out a bit. 

So if everyone walks away from their home, And everybody rents What would this accomplish.  I get it, Home prices will drop and everyone can get a new loan, because the Government would make the lenders give us a better deal.  As the great Bill Romonowski once said to a Pittsburgh Steeler Quarterback, Stupid, STUPID, STUPID. 

No, this would not happen.  What would happen is everybody would rent and no one would be able to get a loan unless you put down say maybe 50 to 75% CASH Down. 

I believe there are about 1/3 of all homeowners that have no mortgage payments.  Only 10% of Homeowners are behind in payments.  So that means 55 to 57 percent of homeowners are making their payments. 

Come on America, Wake UP!!!
